This beautiful farmhouse is located in the heart of the Tuscan countryside, north of Lucca.  

The property consists of a main house with south and west facing terrace part covered by a loggia, three renovated outbuildings and a swimming pool all set in a picturesque 2 hectare (5 acre) plot of land.

The property sits on the hillside beneath the village of Fiattone within its own olive groves and with gently sloping gardens facing predominantly south.  It is ideally situated for access to Lucca, Florence, the Cinque Terra, as well as a variety of sporting activities including walking in the Apuan hills, skiing at Abettone and the beaches on the coast. It has been renovated in the typically Tuscan country house style and is a true Tuscan gem of its type.

The main house has been lovingly renovated by the same family over the last 20-30 years.  It is about 180m² (just under 2,000 ft ² ) on three levels, with all three floors connected by an internal wooden staircase.

Ground floor. The entrance leads into a triple aspect bright living room with original beams and terracotta tiles and the original working fireplace.  There is also a double bedroom and a large bathroom with twin wash basins, loo and shower on this floor.

First floor. This floor has 3 double bedrooms and is served by 2 bathrooms, one with a shower and one with a bath.

Lower level. The whole lower level has been converted into a large kitchen with adjacent living room cum dining room. Whilst the feeling is rustic these rooms are also modern. From the kitchen there is direct access to the large 7m x 11m south facing terrace, part covered with a wooden roof so there is shade for outdoor dining. There is a stone barbecue on the lawn next to the terrace and pool.

The swimming pool is 13m x 6m and it and the terrace enjoy a panoramic vista across the valley with splendid views towards the picturesque town of Barga and in the other direction to the Apuan Alps and Monte Pannia della Croce.

The farmhouse has been renovated maintaining many traditional details, such as terracotta floors, ceilings with exposed wooden beams and some exposed stone details.

The property has a gas (gpl) heating system with a boiler in the small adjacent building which also serves as an extra storage space for pool toys and garden tools. Attached to this building is an old chestnut roasting oven – these days used as a pizza oven.
 

Next to the house there is a large barn.
The upper floor has been renovated and is used as a games room with billiard table, table tennis, bar billiards and other indoor games. There is a wood burning stove. The renovation has been done in such a way as to keep the barns characteristic beams and it also retains the terracotta ‘mandolato’ window creating a distinctive frame to enjoy the panoramic views.
The lower / ground floor is used as a large wood storage and potting room with a separate workshop. Adjoining the barn on the upper floor is a large garage.

The property includes over 2 hectares (5 acres) of land used as gardens, orchard and olive groves with a small area of woodland.

Access to the property is via a communal road which enters the property at the lower part before passing up to the house and adjoining barn through the olive groves via a well-maintained private road with additional parking space for 2 or 3 cars at the last corner. On the way it passes a recently restored building which comprises a large garage / agricultural store on the ground floor and a room above for separating the olives prior to pressing. An increasing quantity of olive oil is produced as the trees mature and is used for personal consumption with some resale to the mill to cover production and general gardening costs.
